Where hotels lose money on engineering
Complaints about noise and stuffiness cost reviews. Mould in closed rooms costs refurbishment. A system nobody can service costs callouts. And the energy bill of air conditioning runs every month for as long as the hotel exists. Each of these is fixed cheapest at design stage, when a duct route or a unit type is a line in a model, not a ceiling to cut.

Design once, repeat correctly
Apart-hotels repeat the same unit many times. A mistake in one unit becomes a mistake in all of them, and a good detail pays off in every one. That is why we model the typical unit in Revit first, check it for clashes and service access, and only then repeat it. For One Uluwatu hotel our scope was Revit design; at Anta Residence Canggu we delivered MEP consulting, ventilation, air conditioning, water supply and water treatment.
After opening
Hotels run all year. We take systems on maintenance with a schedule for filters, AC units, pumps and boards, so guests do not become the fault-detection system.

Split or VRF for an apart-hotel?
It depends on the number of units, facade and roof space and how the hotel will be operated. We compare both in the design.
